Rent city: Prospects for high-density liveability in new housing tenures. This project aims to assess how the rapid rise of a new housing tenure of large vertical high-density rental homes transforms urban communities and neighbourhoods. Purpose-built rental apartments (Build-to-Rent) are a new fast-growing housing product in Australia yet their implications for urban liveability have not been systematically evaluated. This first study of this burgeoning industry sector and of Build-to-Rent households will provide essential evidence on the opportunities and risks posed by rental housing financialisation to inform apartment design and governance. Outcomes include policy proposals, allowing urban stakeholders to improve private rental futures for urban households, amidst growing housing precariousness in Australia.
